Cowplain sits on the A3 (London Road) in Havant Borough, Hampshire — about five miles north of Portsmouth and two miles north of Waterlooville. It is a commuter village with a genuine community feel, and it has been attracting families looking for space and affordability for decades. Here is what you need to know before you move.
Community and Character
Cowplain has the feel of a proper village even though it is technically part of the Waterlooville urban area. Residents tend to identify strongly with Cowplain rather than with the wider conurbation — there are active local Facebook groups, a community school, and local businesses that have been here for years. Crime rates are relatively low for an area at this price point, and there is a good mix of families, young professionals, and longer-term residents.
The area is quieter than many comparable Portsmouth-fringe locations. It is not a destination — there is no tourist traffic, no particular nightlife scene — but that is part of the appeal. People come here to live, not to visit.
Property
Cowplain offers some of the better value in the broader Portsmouth/Havant property market. Three-bedroom semi-detached houses — the backbone of the housing stock — typically ask £320,000 to £420,000 depending on condition, road, and garden size. Detached four-bedroom houses range from around £450,000 upwards. Two-bedroom terraces and maisonettes start from around £220,000 to £260,000.
This is noticeably cheaper than equivalent property in Havant town (where three-bedroom semis frequently ask £350,000+) and considerably cheaper than Southsea or central Portsmouth. The PO8 postcode covers the core Cowplain area (PO8 8xx for the village centre).
There is a reasonable mix of housing types — post-war semi-detached estates, some older Victorian/Edwardian terrace streets close to London Road, and newer private developments on the village fringes. Garden sizes tend to be decent, which matters to families.
Transport
Cowplain has no railway station — the nearest are Havant (about five miles south, approximately 15–20 minutes by car) and Cosham (about five miles via the A3M). From Havant you can reach Portsmouth Harbour in 12 minutes and London Waterloo in around 90 minutes on a fast service.
By bus, routes 23 and 23A run from Cowplain to Havant regularly throughout the day — journey time is around 20–25 minutes. The X4 provides faster links towards Portsmouth and Cosham. Waterlooville is served by several routes and is a ten-minute bus ride to the south. The bus network is operated primarily by First Hampshire & Dorset.
By car, the A3 gives direct access to the M27 and M3. Portsmouth city centre is about 25–30 minutes in normal traffic. Southampton is around 45 minutes. London is around 1 hour 45 minutes.
Schools
Cowplain School on Durley Avenue is the local secondary academy, catering for ages 11–16. It has a solid local reputation and draws from across Cowplain and the surrounding area. For sixth form, students typically travel to Horndean Technology College, Havant College, or Portsmouth College.
Primary schools include Hart Plain Junior School and Cowplain Junior School — both well-regarded local schools within the village. There are also several infant schools feeding into the junior school system.
Healthcare
There are GP surgeries within the village serving PO8 patients. Pharmacy provision is available on London Road (including a Co-op Pharmacy). The nearest hospital is Queen Alexandra Hospital in Portsmouth, approximately 20–25 minutes by car — a modern district general hospital with a full A&E department.
Shopping and Services
For everyday shopping, London Road has a Co-op and a Tesco Express. Waterlooville Precinct (two miles south) provides a wider retail offer including Boots, Wilko, and various clothing and homeware chains. For larger supermarkets, there is a large Asda at Waterlooville retail park. Havant Meridian Shopping Centre (five miles south) provides a further tier of retail including a Marks & Spencer.
Independent shops, takeaways, hairdressers, and other local services are available on London Road. The overall service offer is functional rather than aspirational, but for day-to-day living everything you need is close at hand.
